Project Management Services

We can manage specific projects on your behalf, either to help you cope with a peak in workload, or if they are particularly complex needing specific skills or levels or experience that may not be readily available in-house.

You may not need a full service, but assistance with specific tasks; you can delegate them to us, so as to be able to maintain your focus on your preferred areas of work. We have a range of project managers who operate at different levels of expertise, and so can provide you with support at an appropriate level and cost.

Risk Management

This is such an important area, and often managed less well than is appropriate. We can help you develop robust and effective Risk Plans for projects (and for programmes), as well as help you review and improve your procedures in this crucial area.

Listing project risks is a good start, but do your Risk Plans clearly identify how those risks are to be managed? Is transferring the risk always the best, most cost-effective response? How do we truly “think risk”? Do your financial projections and time predictions reflect the uncertainty in your project?

Financial Modelling Services

We can help you assess the financial viability of schemes for rent, shared ownership, outright sale, with Grant, gap funding or revenue payments such as under PFI.

We have developed our own model or can help you get more from your model.

We can also de-mystify the various ways of assessing financial viability – break-even year, NPV, Yields etc. Whilst often seen as a complex area, simple truths still apply – see Mr Micawber. S106 / CIL Arrangements

For Providers: We can help negotiate the amount, quality and arrangements of planning contributions required by the local planning authority, whether affordable housing or other forms of community benefit. We have a strong background in both affordable housing and planning, and so are well placed to help in this area.

For Planners: we can help you meet the requirements of PPS3 by undertaking Development Economic Studies, and draft policy in a manner that maximises the effectiveness of the Core Strategy in delivering additional affordable housing. We can help you avoid the pitfalls of developing unrealistic polices as well as those that are ineffective and / or inefficient.

   

Achieving Building for Life Assessments

With very few CABE-accredited assessors around, how can you be sure that the Building for Life assessments on your schemes will withstand scrutiny at compliance audit stage? How credible are they?

As the authors of the HCA’s Achieving Building for Life, and with CABE-accredited assessors, we can provide you with authoritative assessments of your schemes’ compliance with the Expectations in that important publication. We recommend working with clients at key design stages, reviewing proposals and providing guidance on likely B4L scores, to help you design with confidence in the most cost-effective way. We think this is much better than discovering that your designs fall short when it is expensive to remedy.

Please note that the term Building for Life is trademarked by CABE, and so we cannot describe this service as Building for Life assessments, as they can only be done through CABE. However we can provide assessments against the Expectations in the HCA’s publication Achieving Building for Life, and this would meet Grant compliance requirements.
